REQUEST FOR SITE PLAN REVIEW; <br />HUNTINGTON FAlVlILY PROPERTIES/VANNIAR CONSTRUCTION· <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Pete Vanasee of Van_mar Construction is requesting site plan approval for the construction of a <br />15,000-square-foot office and warehouse facility on the property located off of Radium Street <br />and situated within West Radium Center First Addition. <br /> <br />The following items are enclosed for your information: <br /> <br />b) <br />c)' <br />d) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated May 28, 2004 <br />Draft Planning Commission meeting minutes dated June 3, 2004 <br />Exhibit "C" of the TIF Development A~eement <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The new office and warehouse building is located in the E-1 Employment District and is <br />considered a permitted use in this district. The subject property is approximately 1.28 acres in <br />size. Lot coverage for the proposed project is 26%, which is under the 45% restriction established <br />in City Code. The proposed site plan meets the required front, rear, and side yard setbacks. <br /> <br />The development is proposing to gain access from an existing shared driveway between the <br />subject property and adjacent business. The shared access, is acceptable, however staff is <br />requesting a copy of the shared access agreement between the two parties 'prior. to the release of <br />the building permit. <br /> <br />The exterior building materials are proposing to consist of pre-caSt concrete panels, which meet <br />City Code requirements. The proposed building is compatible with the surrounding buildings <br />located in the established industrial park. <br /> <br />The proposed development is part of a Tax Increment Financing project and therefore will <br />receive assistance from the City. <br /> <br />The landscaping plan is acceptable in accordance with City Staff Review Letter. <br /> <br />The grading and drainage plan is acceptable. <br /> <br />The Planning Commission reviewed the site plan at their June 3, 2004 meeting. <br /> <br />-173- <br /> <br /> <br />
