We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 15,000 square foot commercial building on a 1.28- <br />acre (55,974 square feet) parcel located in West Radium Center First Addition. The project will .receive <br />Tax Incrm~nent Financing assistance. <br /> <br />Zoning: The site is currently zoned E-I' office and warehouse activities are allowed in this district. <br /> <br />Lot Coverage: The site plan proposes to construct a total of 15,000 square feet, which equates to 26% <br />lot coverage. The propose lot coverage'is under the City's maximum 45% lot coverage restriction. <br /> <br />Accessory Use: The site plan is providing a significant fence around the rear property line. k [s staff's <br />understanding that the purpose of the fence is to screen and secure equipment or materials related to the <br />business. Outside storage is a permit-ted use within the E-1 District as long as all materials and <br />equipment are stored on a bituminous sarFace. The site plan appears to compiy with City Code <br />requirements. <br /> <br />Utilities: The facility will be se~wed by municipal sewer az~d water services that are currently located at <br />the site. Sewer and water laterals are located five and ten feet north of the stm-m water catch basin, <br />respectively. <br /> <br />Setbacks: City Code establishes a 35 foot front yard, 35 ]toot rear yard, and 20 foot side yard setback <br />within the E-1 District. City Code '-also requires a 20-foot setback for all impervious areas. The building <br />meets the required setbacks. <br /> <br />Landscaping: Cit¥ Code requires one (1) tree per every fif~.. (.50) lineal feet of site perimeter or 1.000 <br />square feet of building coverage, whichever is greater, be planted tl2'oughout the site. City-Code also <br /> <br />-181- <br /> <br /> <br />
