Huntington- Site Plan <br />May 28, 2004 <br />Page 3 of 4 <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan should be revised to indicate where <br />the ,vaste storage area will be located. <br /> <br />Off-Street ParMng - Spaces Required: City Code requires one parking space per 1,000 square feet of <br />warehouse floor space and one space for each 300 square feet of office space. The facility will contain <br />500 square feet of office and 14,500 square feet of showroom/warehouse space. To satisfy the <br />showroom and warehouse portion of the building, a total of 15 parMng spaces are required and 2 <br />spaces would be required for the proposed office space. The site plan is proposing 20 parking stalls, <br />which exceeds Ciw Code requirements. <br /> <br />Loading Docks/Berths: City Code requires one off-street loading m:ea for the. first 10,000 square feet <br />of floor and one additional docL/berth for each additional 25,000 square feet.qf floor area. The loading <br />berth/dock must be located in the side or rear of the building. The site plan' is providing 2 off-street <br />loading areas that appear to be located along the rear of the building. <br /> <br />Lighting: No exterior lighting is proposed on the plan submitted. The City has a commercial lighting <br />standard. Ii' exterior lighting is anticipated, lighting plans and shop drawings should be submitted. <br /> <br />Drainage and Grading: A grading and drainage plan has been prepared by Derrick Passe PE. An <br />impervious area of 0.2 acres located in the northeast corner of the property drains to a series of large <br />regional basins located in the south eastern comer of the Business Park 95 subdivision. The remaining <br />portion of this parcel drain to a small on site b~in in the south and east portions of the tot before <br />overflowing into the same regional basin described above. <br /> <br />A permit fi'om the Lower Rum River Watershed Management Organization will be required. <br /> <br />Access: The site will gain access from Radium street from a shared access with the-adjaceni lot to the <br />north. This shared access is acceptable, however a copy of the shared access agreement will need to be <br />submkted to the City prior to the release of the building permit. <br /> <br />Storm Water Nlanagement Fee: The stom~water management fee will be paid through the Tax <br />Increment Financing (TIF) agreement. <br /> <br />Sewer and Water Lateral Fees: The required fees will be paid through the TIF agreement. <br /> <br />REU: ']'he Residential Equivalent unit is a measure used to determine the change to a property for the <br />operation of the storm water utility. It is based upon the percentage of the lot that is impervious and the <br />area of the lot. The REU fbr this project has been determined to be 3.5.
