Case#6 ·Request for Site Plan'~Review; Cons truction Presentation Huntington Family Properties~'anmar Associate Planner Wald advised Pete.Vanasee of Vanmar Construction is requesting site plan approval for the construcnon of a 15,000 square foot office and warehouse facility on the property located off of Radium Street and situated within West Radium Center First Addition. She indicated the new office and warehouse building is located in the E-1 Employment D/strict and is considered a permitted ~ase in this district. She stated the subject property is approximately 1.28 acres in size, and lot coverage for the proposed project is 26%. She added the proposed-site plan meets 'the required.front, rear, and side yard setbacks. Associate Planner Wald stated the development is proposing to gain access from an existing shared driveway between the subject property and adjacent business. The shared access is acceptable; however Staff is requesting a copy of the shared access a~eement between the two parties prior to the release of the building permit. Associate Planner Wald indicated the exterior materials of the building are proposing to consist of pre-cast concrete panels, which meets City Code requirements. The.proposed building is compatible with the~surrounding buildings located within the established industrial park. She advised the proposed development is part of a Tax Increment Financing project and therefore Planning Commission/June 3, 2004 Page 10 of 17 -185-
