CASE <br /> <br />REQUEST TO REZONE PROPERTY FROM E-2 EMPLOYMENT DISTRICT TO <br />PLANNED UNIT DEVELOPMENT (PUD); <br /> CASE OF CITY OF RAMSEY AND BASALT PROPERTIES, LLP <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Basalt Properties, LLP submitted a site plan application for the development of two <br />office/warehouse facilities on the north half of Lot 2 Gateway North Industrial Park No. 5, <br />located at the comer of Ebony Street and 141st Avenue. The City currently owns Lot 2, Gateway <br />North Industr/al Park No. 5 and is processing a minor subdivision to subdivide the parcel into <br />two buildable lots. Basalt Properties is requesting a rezoning of Lot 1, Block 1, to Planned Unit <br />Development (PUD), in order to facilitate the development of two commercial buildings on one <br />parcel. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) Draft Planning Commission meeting minutes dated June 3, 2004 <br />c) Proposed Findings of Fact <br />d) Proposed Ordinance <br /> <br />Notification: <br /> <br />Property owners located within 350 feet were notified of the proposed rezoning in accordance <br />with State law. <br /> <br />Observations: <br /> <br />City Code states that no more than one Principal structure can be constructed on one parcel. <br />Lenny Kalway is proposing to construct two 27,200 square foot (for a total of 54,400) principal <br />structures on one parcel. The applicant is requesting the use of a PUD in order to allow for the <br />development of two main buildings on one lot. <br /> <br />The location of two buildings on the property will facilitate a better off-street parking and truck <br />maneuvering design and layout. It would seem appropriate to approve a PUD zoning and allow <br />for the proposed design rather than subdivide the parcels into smaller lots and process several <br />variance requests to setback and parking lot requirements. Both buildings .meet all setback and <br />green space requirements established in City Code. <br /> <br />The Planning Commission reviewed the request and held a public hearing on June 3, 2004.
