REQUEST FOR FINAL PLAT APPROVAL OF <br /> BASALT OFFICE 2ND ADDITION <br /> CASE OF CITY OF RAMSEY AND BASALT PROPERTIES, LLP <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Basalt Properties LLP would like to develop on the north half of Lot 2, Block 1 Gateway <br />North Industrial Park No. 5, located at the corner of 141st Avenue and Ebony Street. The City <br />currently owns the property and in order to facilitate the proposed development, the property <br />will need to be re-platted. The proposed subdivision, Basalt Office Park 2nd Addition, will <br />create two lots that equal 4.48 acres and 3.32 acres in size from the existing 7.8 acre parcel. <br />The minor subdivision will be coupled .with a rezoning of Lot 1, Block 1 Basalt Office Park <br />?d Addition from E-2 Employment to Planned Unit Deve!opment (PUD). The PUD will <br />allow for the development of two principal buildings on the property. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Sketch Plan <br />City Staff review letter dated June 11,2004 <br />Draft Planning Commission meeting minutes dated June 3, 2004 <br />Final Plat Resolution <br /> <br />Notification: <br /> <br />Minor Subdivisions are not subject to a public hearing. <br /> <br />Observations: <br /> <br />The two newly created lots exceed the one-acre minimum lot size and 200-foot lot width <br />requirement. The standard drainage and utility easements are provided along the <br />perimeter of each new lot. <br /> <br />Detailed grading, drainage, and utility plans will be reviewed when each lot proceeds <br />through site plan review and approval. Kalway Construction is proposing to construct two <br />27,200 square foot office and warehouse facilities on Lot 1 and a 40,650 square foot <br />office/wm'ehouse/and truck terminal on Lot 2. The City Council will be reviewing the site <br />plans for the two newly, created lots at their June 22, 2004 meeting. <br /> <br />The Plmming Commission reviewed and approved the sketch plan at their June 3, 2004 <br />meeting. <br /> <br />-199- <br /> <br /> <br />
