The final plat was prepared by Carley Torgersen Inc. We offer the following comments: <br /> <br />General: The final plat is proposing to subdivide Lot 2, Block 1, Gateway North Industrial Park no. 5. <br />The property is currently 7.8 acres in size and the minor subdivision would create two parcels that <br />equal 4.48 acres and 3.32 acres. The minor subdivision will be coupled with a rezoning of the 4.48 acre <br />(Lot 1) parcel from E-2 to PUD in order to facilitate development of two commercial buildings. <br /> <br />Zoning: The site is currently zoned E-2; office and warehousing activities are allowed in this district. <br />The City will be processing a rezoning of the subject property in order to allow for the development of <br />two principal buildings on the subject property. <br /> <br />Title Page: The dedication page will need to be revised to incorporate the appropriate City signatures. <br />Staff will work with Carely Torgersen to make the necessary corrections. <br /> <br />Lot Sizes and Dimensions: The two newly created lots will be 4.48 acres and 3.32 acres, which <br />exceeds the one-acre minimum .lot size requirement.-Bo'th lots exceed the 200-foot lot width <br />requirement established in City Code. <br /> <br />Streets: The property is located along Ebony Street and 141st Avenue. No additional right-of-way is <br />being dedicated as part of the plat. <br /> <br />Utilities: The utility plan is being reviewed as part of site plan submittal for each individual lot. <br /> <br />Drainage and Grading: A comprehensive grading plan was approved as part of the platting of <br />Gateway North Industrial Park No. 5. Individual grading plans will be reviewed when site plan <br />applications are received for development. <br /> <br />Easements: The standard drainage and utility easements are located along the perimeter of each newly <br />created lot. <br /> <br />Park Dedication: Park dedication fees will be addressed as part of the Tax Increment Financing (TIF) <br />agreement at such time when development occurs on the newly created lots. <br /> -203- <br /> <br /> <br />
