REQUEST FOR SITE PLAN REVIEW; <br />CASE OF BASALT PROPERTIES, LLP <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Basalt Properties, LLP submitted a site plan to develop an office/warehouse buildings on <br />a 3.32 acre parcel located at the intersection of Ebony Street and 141st Avenue in the <br />newly created Basalt Office Park 2nd Addition. It should be mentioned that a minor <br />subdivision is being processed to create two new buildable lots. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated june 11, 2004 <br />Exhibit "C" of the TIF Agreement <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Basalt Properties, LLP is proposing to construct a 40,650 square foot office, warehouse, <br />and truck terminaI facility on Lot 2 of Basalt Office Park 2nd Addition. <br /> <br />The site plan is meeting or exceeding the required setbacks and off-street parking <br />requirements. Lot coverage has been calculated at 2.8%, which is under the 45% <br />maximum lot coverage restriction established in City Code. <br /> <br />The site plan is proposing to derive two access points from'141st Avenue. The Planning <br />Commission stated some concern related to the proposed access located adjacent to the <br />intersection of 141st and Ebony Street. Staff is recommending that the proposed two <br />access points along 141st Avenue be combined and centrally located along the southern <br />property line. If the applicant desires a secondary access point to provide better truck <br />traffic maneuvering area, the secondary access point should be derived from Ebony <br />Street. <br /> <br />The grading and drainage plan is generally acceptable with the revisions outlined in the <br />City Staff Review Letter. <br /> <br />The landscaping plan is generally acceptable in accordance with the City Staff Review <br />Letter. <br /> <br />The Plamfing Commission reviewed the site plan at their June 16, 2004 meeting. <br /> <br />-209- <br /> <br /> <br />
