CASE #: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL FOR <br />TOWN CENTER 4TM ADDITION; <br /> CASE OF RAMSEY TOWN CENTER, LLC <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The city is in receipt of a preliminary plat to plat one buildable lot and one outlot located within <br />Town Center. The subject property is located at the corner of Sunwood Drive and Peridot Street. <br /> <br />The following items are enclosed: <br /> <br />a) <br /> <br />c) <br />d) <br /> <br />Site location map <br />Preliminary Plat <br />City StaffReview Letter dated June 11, 2004, Revised June 18, 2004 <br />Preliminary Plat Resolution <br /> <br />Notification: <br /> <br />In accordance with State Statute and City Code property owners within 700 feet were notified of <br />the preliminary plat. <br /> <br />Observations: <br /> <br />The preliminary plat is proposing to plat one buildable lot and one outlot. Lot 1 is 1.23 acres in <br />size and is zoned TC-3. The property is bordered by Sunwood Drive to the south, Rhinestone to <br />the west, and 145th Street to the north. The City received a site plan by Sharp and Associates to <br />develop a 43,168 square foot office building on Lot 1. The site plan will be reviewed by the City <br />Council in conjunction with the preliminary plat. <br /> <br />City Code does not establish a minimum lot size in the TC-3 District. The site plan meets lot <br />width and depth requirements. The preliminary plat is' providing a 10 foot drainage and utility <br />easement along the north and west plat boundary lines. The site plan submitted for the <br />development of the office building is showing a zero lot line setback along a portiOn of the <br />northern plat boundary line and parking stalls are being proposed along the western boundary <br />line. It is the City's policy to not have drainage and utility easements where buildings and <br />parking lots are being constructed. The City is not requiring the proposed 10 foot drainage and <br />utility easements along the north and west boundary, lines. The preliminary plat should be revised <br />accordingly. <br /> <br />The site plan is proposing to develop a two story, building that will have a zero lot line setback <br />along Sunwood Drive. The preliminary plat for Sunwood Drive shows 9 feet from the back of <br />curb to the property line. The streetscape plan that has been established for Sunwood Drive will <br />include boulevard trees and street lights within the sidewalk section. -After review of the <br />streetscape plans for Sunwood Drive by the City's Public Works department, it was determined <br />that I 1 feet will be needed from back of curb to the property line in order to allow for snow <br />removal equipment to safely operate between the buildings and the boulevard trees. This results <br />in a need to shift the proposed building along Sunwood Drive two feet to the north. Staff has <br />discussed this issue with the Applicant and they have agreed to move the building and provide a <br /> <br />-237- <br /> <br /> <br />
