The study ~a's ~ lar~ use ar~ physical char~~cs are ~ <br />considerations in formulatir~ a i%.*cure land-use plan for t_he study ar~ao <br />~ lan~ use, zc~, physical chara~~cs, image and visual <br />ch~act~r~cs ~ examined. A concise suzmmry of each follows. These <br />factors, in association with market po~_ntial and the stm~y c~ittee's <br />priorities, ~ve ~on to the future lar~-use plan. <br /> <br />The majority of the study area remains undeveloped and is ~y. either <br />open space or %mad for agricultural purposes. Tree cover ~s minimal to <br /> <br />Mississippi River or remrmnts of previously existir~ tree cover. This lack <br />of tree canopy reinforces the flat topography typical within the study area. <br />Parcels without tree mass~ or develo~ are cultivated or covered with <br />grassy vegetation. ~5ue area's natural resources are sh~m in Figurm 6. <br /> <br />Naturally occurr~ water bodies arm dc~tnated by the Mississippi River <br />which forms the study area's southern boundary. Tne river corridor remains <br />sm~what unrecognized as a c~Lunity amenity with the exception of those <br />single, family homes which have been developed alon~ its banks. A proposed <br />Anoka County Regional Park, approximately 165 acres in size, would <br />capi~nlize upon Poster Island and a large paruel between the river and TH !0 <br />providing regional access to the river ther~ increasing the Mississippi's <br />visibility. <br /> <br />Small wetlar~ basins occur in the ge. neral vicinity of the Gateway ktrport <br />and /rnkmtrial park but have not been recognized as an open space amenity. <br /> <br />The Anoka County soils Atlas has identified a number of soil pockets which <br />w~.!d limit buil ~dir~ development.
