Ms. Norris stated that Mr. Petrucci is requesting final plat approval of a <br />minor subdivision of a 20 acre p~roel located west of Germaniu~ into two 2- <br />1/2 acre l~s ~ one outlot. The plat contains a 66' easement for future <br />development. City Engi~ccr recommends approval contingent upon drainage <br />easements being provided. <br /> <br />Councilmember Cox inquired as to how these two lots will be assessed for <br />their share of street improvements in the area. <br /> <br />Mr. Raatikka stated that these two properties will be included in the <br />assessments when the rest of the area develops. <br /> <br />Motion by Councilmsmber Sorteberg and seconded by Councilmember Cox to <br />adopt Resolution #87-3 approving the final plat of Meadowbrook. (Please <br />refer to resolution file for Resolution %87-3 ) . <br /> <br />Further Discussion: Mayor Reimann inquired as to the Park Commission's <br />recommendation regarding park dedication. Ms. Norris replied that the Park <br />Commission recommended requiring park fees, but they want to look at <br />possible acquisition along Trott Brook when the outlot is developed. <br /> <br />Motion carried. Voting Yes: .Mayor Re/mann, Councilmembers Sorteberg, COx, <br />DeLuca and Pearson. Voting No: None. <br /> <br />Requ_ est For Site Plan Review Of A Commercial Development <br /> River's Bend Plaza P.U.D.; Case Of Weis Companies: <br /> <br />Ms. Norris stated that Weis Companies is requesting site plan review of <br />their proposed commercial development in the River's Bend Plaza P.U.D. <br />located immediately north of County Rd. %116. Planning and Zoning <br />recommended approval of the site plan. Ms. Norris noted that this parcel <br />is in the tax increment financing district the City approved for site <br />improvements. <br /> <br />Motion by Councilmember DeLuca and seconded by Councilmember Sorteberg to <br />approve of Weis Companies' site plan review for the c~.~ercial development <br />in River's Bend Plaza P.U.D. <br /> <br />Motion carried. Voting Yes: Mayor Reimann, Councilm~abers Sorteberg, Cox, <br />DeLuca and Pearson. Voting No: None. <br /> <br />Request For Preliminary_ Plat _Approval Of Autumn Meadows; Cas~ <br /> Of Mr. Ken Johnson: <br /> <br />Ms. Norris stated that Mr. Richard Vagle is present, representing Mr. Ken <br />Johnson, to su~t a revised plat of Autumn Meadows containing 4 rather <br />than 8 parcels and one cul-de-sac that meets city code requirements. <br /> <br />Mr. Vagle referred to Item %3 in the City Engineer's letter dated January <br />19, 1987 and stated that the boundaries have been adjusted to correct the <br />lot width deficiencies; Planning and Zoning recommended leaving the <br />drainage pond in; 33' easement along the northern boundary of the plat is <br />included. <br /> <br />Page 15 of 26 <br /> <br /> <br />
