iii. To the best of the Seller's knowledge, Buyer shall have the ability to <br />tap into existing water and sewer lines located on the west side of <br />Ramsey Boulevard and immediately adjacent to the Property. To the <br />best of the Seller's knowledge, storm water capacity at an existing <br />facility located south of the Property is available to the Buyer. Buyer <br />may extend storm water lines to the existing facility. <br />30. CONSTRUCTION DEADLINE. Upon obtaining all required permits for development <br />and construction of the Project, Buyer shall proceed with diligence to commence and <br />complete construction of the Project and shall use commercially reasonable efforts to <br />complete construction of the Project not later than six (6) months after commencement of <br />construction, subject to extension for delays outside of Buyer's reasonable control. <br />31. COUNTERPARTS. This Agreement may be executed in counterparts each of which is <br />an original and which together shall constitute one and the same instrument. <br />
