Coffee, <br />Brew Pubs, Bakery, MeatShop, Petshop, Garden store etc. (understanding that marketdrives the offering, but <br />whatcan be done to support the local entrepreneur?) <br />1 <br />The CORshall be a mixed use, high densityoverlayzone in which offices, businesses, shopping, and services <br />are concentrated in area which attracts residents and visitors. Itshould be defined as the 'downtown of <br />Ramsey'. Existing development patterns should continue with focus on multi -level business offices or small <br />services/retail mixed use over straight apartment buildings and other lowdensity uses that are incompatible <br />with this vision. If Ramsey wants to compete in the area, to be anything other than a bedroom co m m u nity that <br />people merely pass byonthe highway this is a necessary approach to define it as a destination. With this <br />complete streets through the area are key. Sidewalks, and high quality furniture, fixtures and accents are <br />necessary to maintain a positive impacton residents and visitors. <br />1 The mixed -use is a good vision, butwe need avision that makes the CORsomething unique. We need to give <br />people a reason to go there rather than Riverdale, Elk River or some other area. <br />1 The vision is fine. This <br />will require several keyingredients: A) Use the high speed Internet. Itis the one economic assetthat <br />differentiates us from other nearby cities. B) Go Vertical —Use the last remaining commercial land diagonally <br />across from city hall for a vertical mall thatwould be connected to the ramp bya bridge. The places I have in mind <br />are ike DeWittSeitz and Fitgers in Duluth. C) Give upon chasing name corporate franchises. We have been <br />doing this for a decade and have only a half-hearted and still -unfulfilled McDonald's bid. Our best and most <br />sucessful tenants have been "hungry" local/regional businesses that are looking for newopportunities. <br />Coborns and Acapulco chose to go with us rather than somewhere else. There have to be more similar <br />business. This will require a lotof leg work —scouting local businesses to see which ones have a need for <br />expansion or a move or <br />1 We have a great plan.
