Review File: Brookfield 8th Addition Sketch Plan <br />July 1, 2016 <br />Page 4 of 4 <br />Sketch Plan Sheet <br />• Need to add property owner and address to sheet (appears to be 21st Century Bank and Crosstown <br />Holdings Company). <br />• Add setback information for Rural Developing District. <br />• Provide square footage of project site. <br />• Add street name to road accessing Lot 17, Block 2. <br />• Update Sketch Plan to identify the Floodway boundary. <br />• Update the Area Computations due to having lots in both the R-1 Residential (MUSA) and R-1 <br />Residential (Rural Developing) districts. <br />• As part of the Preliminary Plat submittal, there will need to be an exhibit for Lot 17, Block 2 showing <br />adequate area to accommodate both a primary and secondary septic system site. Additionally, soil <br />borings will be required at the time of Preliminary Plat to verify that the soils can accommodate a septic <br />system. <br />• Preliminary Plat submittal will need to clearly label the sixteen and a half (16.5) foot wetland setback. <br />• Update Sketch Plan to include a legend clearly indicating all line types and symbols. <br />• Update the Sketch Plan with the correct floodplain elevation of 871.5 feet. <br />
