RAMSEY REALTOR SURVEYS <br /> Four Ramsey area realtors were surveyed to solicit their opinions of the residential real estate <br /> market in Ramsey. These realtors were asked questions regarding today's residential buyer and <br /> seller, the attractiveness of Ramsey, housing types and price ranges, homebuyers views on the <br /> Northstar commuter rail service, and also about what makes Ramsey different from surrounding <br /> communities. Responses have been summarized below. <br /> According to area real estate agents, there is a wide variety of people selling their homes in <br /> Ramsey--foreclosures, short sales, and traditional home sellers. While foreclosures and short <br /> sales have been the norm in the past couple of years, these real estate agents felt that the <br /> traditional existing home market is coming back. Other people selling their homes are looking to <br /> downsize or move up to a larger home because of the low interest rates. Additionally, new <br /> construction has seen increased sales within the past year. <br /> Ramsey realtors cited the most common reason people are selling is not having a choice, or <br /> forced to sell. These are the people that were hit the hardest by the economy. Other reasons <br /> included life cycle, it's either time to move up or downsize; one way or the other, these sellers <br /> have had a change of lifestyle. <br /> There was no overwhelming response by real estate agents stating that people selling their homes <br /> tend to stay in the area. Realtors felt that there are too many variables to consider and it really <br /> depends on what the movers needs are. However, there are some that are moving to newer <br /> construction that has become available in the Ramsey area. <br /> All Ramsey real estate agents stated that the majority of people seeking homes in the Ramsey <br /> area are young families and first time homebuyers. Since townhomes are in abundance in <br /> Ramsey, there are a lot of apartment dwellers looking to move into their first home. There are <br /> also people looking to take advantage of the low interest rates and get more for their money by <br /> moving into a larger home or a home they always dreamed of having. <br /> Real estate agents in the Ramsey area feel that Ramsey is attractive to homebuyers because of <br /> the following: <br /> • New medical clinics (3 mentions) <br /> • Good schools (3 mentions) <br /> • Convenience of TH-10 (3 mentions) <br /> • Nice lots with acreage (3 mentions) <br /> • Growing community (2 mentions) <br /> • Conveniences of various retail (2 mentions) <br /> • Rural setting (2 mentions) <br /> • Parks <br /> • Rail system <br /> • Affordability, single family is reasonable <br /> • Close to Anoka and Minneapolis <br /> • Ramsey Town Center <br /> • PACT Charter School <br /> 4-13 <br />
