Reportedly, the new legislation <br /> "defines an outdoor dining area as an accessory to an existing restaurant, <br /> stating it must be limited to 30% of the overall indoor seating or 12 <br /> seats, whichever is greater, and must consist of removable tables and <br /> chairs in an unenclosed area."The legislation also specifies that outdoor <br /> dining areas shall be permitted to encroach up to, but not to exceed, <br /> 50%of the side,rear or front yard setback requirement for the district. <br /> Source: The Baltiniore Sun;www.baltinioresun.coni <br /> TENNESSEE <br /> The City of Nashville is considering "[c]ompeting proposals aimed <br /> at affordable and workforce housing." Under one proposed ordinance, <br /> residential apartment developers building five or more units would be <br /> required to include a percentage of new affordable or workforce units in <br /> their projects when they request a zoning variance for greater develop- <br /> ment rights such as density or greater height. Alternative proposed <br /> legislation would"focus[] only on workforce housing,which is geared <br /> for people who make between 80 and 120 percent of an area's median <br /> income,in contrast to affordable housing,which is reserved for a lower- <br /> income demographic.
