A project location map is shown on Exhibit 1. The review was completed to <br /> analyze the costs and required improvements associated with preparing the parcels for future <br /> development. <br /> Our review assumes that the three existing parcels and a portion of the Limonite Street and 142nd <br /> Avenue right-of-way will be re-platted into two commercial lots. <br /> Existing Site Conditions <br /> As shown on Exhibit 2,Parcel 1 is an open field with several trees on it. The lot currently has access to <br /> both Ramsey Boulevard and Limonite Street. Stormwater runoff from this parcel drains to several low <br /> areas on site and infiltrates into the ground. <br /> Parcel 2 is an open,wooded field. The lot has access to both 142nd Avenue and Limonite Street. Runoff <br /> from this parcel site drains to the north road ditch of 142nd Avenue. The ditch appears to drain to the <br /> east. <br /> Parcel 3 is currently being used by the City of Ramsey Public Works Department and accesses 142nd <br /> Avenue. There is a salt storage facility in the southeast corner of the lot. A stormwater pond is also <br /> located on site. The pond appears to treat the runoff from parcel 3,the City lot to the east and possibly <br /> a portion of Jasper Street. The pond has been constructed with a concrete skimmer structure and appears <br /> to discharge east to Jasper Street. <br /> Trunk sanitary sewer and watermain exist on Limonite Street. These trunk lines were constructed in <br /> 2005 and are sized for the future development planned. <br /> Two soil borings were completed on the site. Based on the two borings,the soils on site are conducive <br /> for redevelopment. A copy of the geotechnical exploration summary and boring logs are included in <br /> Appendix A. <br /> Proposed Site Improvements <br /> As mentioned above,our review assumes that there would be two commercial parcels after the property <br /> is re-platted. The proposed utility improvements are based on this assumption. The proposed parcels <br /> are shown on Exhibit 3. <br />
