DRAFT DOCUMENT,INTENDED FOR CONCEPTUAL CONVERSATIONS ONLY,CHANGES WILL OCCUR
Future Business Park
UPDATE:04/29/2016
BACKGROUND
Vzt
'FT
ALPINE±DRQ
71L
son
Z■ fits
ft)NKJ K
• ••'
Hagernan
The City is considering a roughly 93 acre business park located off Bunker Lake Boulevard and Puma Street. The
business park is comprised of land owned by two private parties: Hageman Holdings(about 45 acres)and Pearson
Properties(about 48 acres). The business park is projected to develop over the course of 16-20 years. For a
number of reasons, development is anticipated to start in the east(Hageman)and push west(Pearson)over time.
Over the last two years, the City has completed a public engagement process related to the proposed change in
land use(i.e.to allow for a business park),a detailed arterial infrastructure analysis, and an in-depth economic
development analysis.
The next step in the process for the City RE this project was to adopt a policy/position, memorandum of
understanding with property owners, change zoning to allow for a business park, and begin marketing. The EDA
provided direction on this step in March. The Council was set to complete this step on 04/26. However, the
update on the next page was received in mid-April. As a result, the City will need to reevaluate how to approach
the future business park. This project will be going back to the EDA on 05/05 and to the Council on either 05/10 or
05/24.
