iii. To the best of the Seller's knowledge, Buyer shall have the ability to <br /> tap into existing water and sewer lines located on the west side of <br /> Ramsey Boulevard and immediately adjacent to the Property. To the <br /> best of the Seller's knowledge, storm water capacity at an existing <br /> facility located south of the Property is available to the Buyer. Buyer <br /> may extend storm water lines to the existing facility. <br /> 30. CONSTRUCTION DEADLINE. Upon obtaining all required permits for development <br /> and construction of the Project, Buyer shall proceed with diligence to commence and <br /> complete construction of the Project and shall use commercially reasonable efforts to <br /> complete construction of the Project not later than six (6)months after commencement of <br /> construction, subject to extension for delays outside of Buyer's reasonable control. <br /> 31. COUNTERPARTS. This Agreement may be executed in counterparts each of which is <br /> an original and which together shall constitute one and the same instrument. <br />
