Review File: North Commons Second Addition <br /> Preliminary Plat Review: Landscaping <br /> June 17, 2016 <br /> Page 2 of 3 <br /> • The project is subject to the City's topsoil requirement, which states that all disturbed <br /> areas not otherwise improved with walkways, driveway, home and other impervious <br /> surfacing, shall receive four(4) inches of topsoil meeting the City's topsoil <br /> specification, including boulevard areas. A topsoil inspection is required prior to <br /> landscaping being installed and copies of the load tickets are required as well. This is <br /> reviewed at time of Building Permit Application and request for Certificate of <br /> Occupancy. Please update the Landscape Notes to include this requirement. <br /> • Details shall be provided on the proposed entrance/monument sign. A separate Sign Permit <br /> will be required prior to sign installation. Who will own and maintain this sign? Is a Sign <br /> Easement needed for that portion of Lot 13? Is there a drawing or sketch of the proposed <br /> monument sign? <br /> Please submit a revised landscaping plan that addresses these matters (specific corrections are <br /> outlined below). <br /> Tree Preservation: This site is devoid of any significant tree cover and therefore, no tree <br /> preservation plan is necessary. <br /> NRI:The site is classified as Urban with Little Vegetative Cover and does not include any significant or <br /> high quality natural areas. <br /> Sheet Revisions <br /> Sheet L2.1 <br /> • Add vision clearance triangle to plan sheet at 14711 Lane and Zeolite St and 1481h Lane <br /> and Zeolite St. If proposed trees are within the vision clearance triangle, adjust <br /> accordingly or eliminate them from the Plant Schedule and Plan. <br /> • Add note to specify that any deviation to the thirty-five (35) foot spacing requirement, <br /> whether due to driveway, hydrant, street light, etc. location, shall be approved by the <br /> City prior to tree installation. <br /> • Add trees to Plant Schedule and Plan for between Lots 4 & 5, Lots 6 &7, and Lots 11 & <br /> 12. <br /> • Add clarification to specify which lots will be responsible trees that are right along a <br /> common lot line. <br /> • Under Landscape Notes, add statement that any deviation from the Planting Schedule <br /> requires approval of City prior to installation of any alternative species. <br /> • Amend Plant Schedule and/or Deciduous Tree Planting Detail to specify that branching <br /> shall begin no lower than six (6) feet above ground. <br /> • Under Landscape Notes, add statement that boulevard areas are subject to the City's <br /> topsoil specification and must be sodded. <br /> • Amend Landscape Note #6 to specify topsoil must meet City's specification, that load <br /> tickets shall be provided to the City, and that topsoil shall be inspected and approved by <br /> City prior to installation of landscaping (trees, sod, seed/hydroseed, etc.). <br />
