TO: <br /> <br />FROM: <br /> <br />DATE: <br /> <br />RE: <br /> <br />Anne Norris, Parks Commission <br /> <br />Merland Otto <br /> <br />May 14, 1987 <br /> <br />Recommendations for Public Dedication of Lands <br />Rosemary Walter Subdivision (N1/2 Sect. 10) <br /> <br />Approximately 1060' of Trott Brook (Co. Ditch 51) traverses the <br />above referenced property. In keeping with section 170.038D <br />(EASEMENTS) of the zoning ordinance, a drainage easement must be <br />provided. Anoka County policy requires 50' on each side of the <br />watercourse. <br /> <br />Section 170.038F (Dedication of Parks and Open Spaces) requires 8% of <br />the gross area being subdivided to be dedicated as parks, playgrounds <br />or open space. Up to an additional 5% shall be dedicated.for storm <br />water holding or any other public use. <br /> <br />The proposed gross subdivision acreage is 28.46 acres. <br />percent of this amount is 3.70 acres. <br /> <br />Thirteen <br /> <br />We have recommended dedication of a corridor approixmately 120' wide <br />on the south side and 32' wide on the north side of the brook. It <br />appears that this provides the greatest flexibility for the City as <br />well as offering additional protection to the creek itself. The <br />trails~themselves would be constructed more economically on the higher <br />ground of the south side.
