ATTACHMENT 2 <br /> <br />SITE PLAN <br />RIVER'S BEND PARK <br /> CITY OF RAMSEY <br /> <br />River's Bend Park is located in the southeast corner of Ramsey, <br />east of State Highway 47 and in an oxbow of the Rum River. <br /> <br />The development of the River's Bend Park has been planned so that <br />the use of the park is convenient for the adjacent residential <br />properties, but is also compatible with those properties. <br />Directly north of the park is a major single family residential <br />development under construction (approximately 30% complete) which <br />consists of 162 single family residential lots. To the west of <br />the park across State Highway 47 is a planned unit development <br />under construction (approximately 60% complete) containing <br />approximately 123 single family residential lots. When complete, <br />it is anticipated that there will be approximately 200 single <br />family units. South of the park in Anoka are several residential <br />developments consisting of 250 single family homes. Neighborhood <br />users are estimated at approximately 2,100 persons (based on 1985 <br />household estimates from Metropolitan Council). It is <br />anticipated that the park will be used by Ramsey's population and <br />a portion of Anoka's population (approximately 15,000 potential <br />users). In addition, when the County Road 116 bridge across the <br />Rum River is constructed, additional potential users on the east <br />side of the river in Andover and Anoka will have access to the <br />park. <br /> <br />The topography of the park is suitable for development of <br />recreation areas. By developing the northern part of the park <br />for active uses and preserving the southern portion of the park <br />for more passive uses, the City is protecting the site but is <br />also improving that park to maximize public utility of the park. <br />Development of the park in this manner will encourage greater use <br />of the park area. Maintenance of the fields and tennis courts <br />will be relatively easy aa these facilities are directly off of <br />142nd Avenue N.W. The City will be responsbile for the <br />maintenance of these facilitiea. <br /> <br /> <br />
