Requ_ est For Metes And Bounds Subdivision: Case Of Mr. Jim

Mr. Jim Peterson stated that he thought the entire parcel was 40 acres; the
State allows for a 20 acre subdivision with no City approval and he requested
Council approval of a metes and bounds subdivision of the remaining 20 acres
into two ten acre p~roels. In November, Council approved that metes and bounds
subdivision with one southern access to serve both ten acre parcels. In the
process of subdividing off the larger 20 acre parcel it was determined that the
total acreage is 39.1 which leaves that larger parcel as 19.1 acres, not
meeting the State requirement for 20 acres and requiring City approval for
metes and bounds subdivision. Mr. Peterson stated that tonight he would like
Council to reconsider locating the access to the two ten acre parcels to
between the two parcels rather than on the southern boundary of the southern
parcel as a private easement across one parcel to access another makes the
property difficult to market and finance; also requesting a metes and bounds
subdivision of the 19.1 acres from the total 39.1.

Council consensus was that Mr. Jim Peterson go through the minor subdivision
prooess for the two southern ten acre parcels.

Motion by Councilmember Cox and seconded by Councilmember Schlueter to approve
a metes and bounds subdivision of that 19.1 acres described as the north 650
feet of the ~W 1/4 of the NE 1/4 of Section 9, Township 32, Range 25, Anoka
County from the 39.1 acre parcel described as the NW 1/4 of the NE 1/4 of
Section 9, Township 32, Range 25, Anoka County. Further, that this subdivision
is subject to park fee dedication.

Motion carried. Voting Yes: Mayor Reimann, Councilmembers Sorteberg, Cox,
Schlueter and DeLuca. Voting No: None.

Approval To Enter Into Letter Of Engagement For Audit Of Year

December 16, 1986
