CASE #:3 REQUEST FOR A VARIANCE FROM STREET FRONTAGE OR LOT WIDTH REQUIREMENTS; CASE OF KELLY AND CARRIE HEMP By: Patrick Trudgeon, AICP, Assistant Community Development Director Background: Kelly and Carrie Hemp are requesting a variance to the minimum lot width or street frontage requirement so that a dwelling may be constructed on a lot that does not have any public road ~'rontage. The Hemps received a variance to construct a house on the lot on September 10, 2001. The Hemps received an extension to the variance on December 5, 2002, which expired on September 10, 2003. The Hemps have reapplied for the variance as they are now ready to construct the house. The subject property is located on the south side of County Road #64 (181st Ave.) The Ramsey Board of Adjustment met on June 3, 2004 to consider the request for variance. During the public hearing it was learned that the Hemps are looking at purchasing some additional property which in turn could affect where their house will be located. Due to uncertanity of the land transaction and the fact that the Hemp's did not have a strict timetable, the Board of Adjustment continued the public hearing to the July 1, 2004 meeting. Observations: The Hemps are still discussing the possible purchase with an adjacent land owner. Since this matter is still unsettled, Staff feels that the public hearing should be contined to the the August 5, 2004 Board o1~' Adjustment meeting. Recommendation: Staff recomends that the public hearing for the variance request be continued to the August 5, 2004 Board of Adjustment meeting. Board Action: Motion to continue the public hearing for the variance request of Kelly and Carrie Hemp to the August 5, 2004 Board of' Adjustment meeting.
