CASE <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br /> CASE OF ROTARY SYSTEMS <br />By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />R.J. Ryan Construction has applied for site plan approval to develop Lot 2, Block 1, Sunfish <br />Business Park Second Addition. for Rotary Systems. Rotary Systems designs rotary unions that <br />are used for the automation of projects and other applications. The following items are enclosed <br />J~br your in~brmation: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated June 23, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />R.J. Ryan Construction and Rotary Systems are proposing to construct a 16,550 square foot <br />multi-tenant building on the 2+ acre lot. Rotary Systems will own the building and occupy <br />approximately 1/3 of the structure; the remaining space will be leased to other tenants. The <br />property is zoned E~ 1 Employment and office/warehouse is a permitted use in that district. <br /> <br />The facility will have one public access onto Azurite Street N.W. and it will be served with <br />municipal water and sanitary sewer. The proposed project complies with all of the building <br />setbacks and lot coverage restrictions. All parking and maneuvering areas on the site will be <br />paved and finished with B612 concrete curbing. <br /> <br />In accordance with City Code architectural standards, the exterior finish on the building is <br />proposed to be pre-cast panels of exposed aggregate, with some rock face block accents around <br />the front entry. The proposed height is 27 feet, which complies with City Code. The number of <br />loading docks and berths exceed City Code requirements, and they are located on the rear wall of <br />the building. The fixture specs and drawings for the exterior lighting must be submitted for <br />review and approval. <br /> <br />A waste storage area consisting of rock face block walls with a wood cedar gate is proposed <br />along the rear wall of the building; this complies with City Code. <br /> <br />The City Engineer has determined that the Grading and Drainage Plan is acceptable; a permit <br />from the Lower Rum River Water Management Organization will be required. <br /> <br />15 <br /> <br /> <br />
