Ryan Construction and Rotary Systems are proposing to construct a 16,550 square foot
multi-tenant building on the 2+ acre lot. Rotary Systems will own the building and occupy
approximately 1/3 of the structure; the remaining space will be leased to other tenants. The
property is zoned E~ 1 Employment and office/warehouse is a permitted use in that district.

The facility will have one public access onto Azurite Street N.W. and it will be served with
municipal water and sanitary sewer. The proposed project complies with all of the building
setbacks and lot coverage restrictions. All parking and maneuvering areas on the site will be
paved and finished with B612 concrete curbing.

In accordance with City Code architectural standards, the exterior finish on the building is
proposed to be pre-cast panels of exposed aggregate, with some rock face block accents around
the front entry. The proposed height is 27 feet, which complies with City Code. The number of
loading docks and berths exceed City Code requirements, and they are located on the rear wall of
the building. The fixture specs and drawings for the exterior lighting must be submitted for
review and approval.

A waste storage area consisting of rock face block walls with a wood cedar gate is proposed
along the rear wall of the building; this complies with City Code.

The City Engineer has determined that the Grading and Drainage Plan is acceptable; a permit
from the Lower Rum River Water Management Organization will be required.

15
