II <br />I <br />I <br />I <br />I <br />I <br />! <br />I <br />I <br />! <br />! <br />i <br />! <br />I <br />I <br />! <br />I <br />! <br /> <br />FLINTWOOD HILLS II <br />PRELIMINARY PLANNED UNIT <br />DEVELOPMENT PLAN <br /> <br />OVEHVIEW <br /> <br /> Flintwood Hills II is a Planned Unit Development, proposed in conformance <br />with the ordinances of the City of Ramsey (Ramsey City Code, Chapter 170.014 G). <br /> <br /> As a Planned Unit Development, the project consists of a multiplicity of <br /> <br />land uses within a contiguous land area, to be developed over a specified time <br />frame. The Development will consist of 2 Phases. Phase I - A Density of 206 <br />Residential Units - Phase II - 136 Residential Units and 3 Commercial Sites for <br />a total of 345 Units. The Density Per Acre would be 7 Units. <br /> <br /> In terms of phasing of the Development. Phase I, would be scheduled for <br />~mmediate development, to commence upon Municipal approval of the Planned Unit <br />Development Plan. It is anticipated that if Municipal approval can be obtained <br />on or before January 1, 1984, that necessary grading can be completed in the spring <br />of 1984, with sewer and water available within the Site by June 1, 1984. Construction <br />on dwelling units could begin as early as April 1984, provided the Metropolitan sewage <br />Commission provides sewer to the site. <br /> <br /> PHASE II - Would be started upon the sale of 50~ of the Lots in PHASE I. The <br />type of Buildings to be developed in Phase II would be similar in concept to those in <br />~I, but would be based upon current Market conditions. <br /> <br /> This Project would be the First Sewer and Water Single Family and Multiple <br />Family Type Housing Project in the City of Ramsey, and we feel confident that this <br />approach to Medium Income Housing is needed in this area. The Multiple Units in <br />PHASE I would be financed and owned by Individual Home Buyers and operated under a <br />HomeOwners Association which would almost certainly guarantee well maintained yards <br />and buildings. <br /> <br /> <br />
