The land area is <br />approximately 50 acres and the total number of proposed units is 345. This <br />results in a density of 6.9 units per acre. <br /> <br />The current zoning on the property consists of urban residential and urban <br />business. To develop the property as a PUD, the land will require rezoning <br />in accordance with City Code 170.O14G. <br /> <br />m <br />m <br />m <br />m <br />m <br /> <br />J <br /> <br />In review of the general require~nts of City Code 170.O14G, Item 6 states <br />that a minimum of 20 percent of the area shall be used for private or <br />public open air recreational uses protected by conveyances or dedications. <br />This area cannot include streets, parking and private yard space. The <br />proposed plan does not show the required public open space; however, at the <br />tine of the develol~nent of Flintwood Hills, additional park area was <br />dedicated to cover the future developnmnt of the second addition. <br /> <br />In review of the preliminary plat requirements, the proposed PUD did not <br />show the approximate location of all buildings and structures nor plans for <br />the distribution of sanitary waste and storm water. However, it should be <br />noted that tht developer has petitioned the City for sewer, water, streets <br />ant storm sewtr to serve the proposed PUD. A feasiblity study for public <br />utilities will be completed in the near future by the City Engineer. <br /> <br />In review of the written statement on the PUD, the statement did not give <br />the total anticipated population with breakdowns of school age children, <br />adtlts and f~ilities as required by the City Code. <br /> <br />m <br /> <br />c:; I · municipa! · plamu'r,g · :, ~ ' ~;,','; eying <br /> <br /> <br />
