Commissioner Deemer also <br />pointed out that Flintwood II plans were brought before the City 3% years <br />ago proposing a density of 4 units/acre and this plan has already gone through <br />the preliminary hearing process. <br /> <br />Dick C~rson noted that a PUD allows a density of 15 %units/acre. <br /> <br />(~airman Peterson - Noted that this area was zoned for high density. <br /> <br />I <br />I <br />I <br /> <br />City Engineer Raatikka stated that Urban Residential is 2-8 units/acre and <br />Urban Business is 5-15/acre. <br /> <br />Mr. Stan Data stated that overall average density of Flintwood II is being <br />discussed and he is not concerned with the average but with what will be <br />located right next door to his property. The main problem seems to be the <br />MSA road, don't know why we have to have it, we will end up with a bottle-neck <br />traffic situation. What would happen if we did not line that MSA road up with <br />Anoka's plans for extending it? <br /> <br />City Engineer Raatikka - As it was originally planned, it would have ended up <br />in an existing Ramsey residential area and in order to obtain MSA funding <br />Anoka had to relocate it so that it would match up with Ramsey's plans. <br /> <br />Mr. Carson - ~uggested an alternative for consideration; construct twin homes <br />to border existing Flintwood I. Results of this alternative would be: <br />1. It will reduce density directly aajacent to Flintwood I. 2. It will <br />increase number of driveways onto the MSA road. <br /> <br />Mr. Ralph Hend~ickson - Inquired as to the proposed square footage of these <br />units. <br /> <br />Mr. Carson - 916-960 square foot units are selling the best. <br /> <br />Mr. Berg - Stated that City requires 750 square feet. <br /> <br />Mr. Ralph Hendrickson - Inquired as to selling price of these units. <br /> <br />Mr. Cacson - Stated that $60,000-$65,000 units are being looked at. The MSA <br />road i3 not condusive to real expensive housing. <br /> <br />Mr. Start Data - That MSA road is causing low cost housing adjacent to homes of <br />higher value. <br /> <br />Mr. Carson - Replied that the present market is causing low cost housing. <br />People cannot afford $90,000 hom~s. <br /> <br />Susan Beale - Stated that $135,000 homes in Coon Rapids are selling. <br /> <br />Mr. Carson - Stated that a 65,000 home at 12%% interest would require an <br />income of around $30,000/year. <br /> <br />Mr. P~lph Hend~ickson - Inquired if th(re would also be a homeowners association <br />for r~sidents of twin homes. <br /> <br />P-ab] <br /> <br /> <br />
