We off%r the following corn_meats: <br /> <br />General: The sire plan is proposing to develop a multi-tenant office/warehouse on Lot 2, Block <br />1, Sun_fish Business Park Second Addition. <br /> <br />Zoning: The site is currently zoned E-1 Employment; off'ice and warehouse activities are <br />allowed in this dismct. <br /> <br />Lot Coverage: The site pi.an proposes to construct a 16,550 square foot building. The subject <br />p'ropexy is 92,651 square, feet in size. The lot coverage equates to 32.6%, which does notexceed <br />r_he City's ma:dmum lot coverage o£ 45%. <br /> <br />Accesso~ Use: Commercial or business buildings and structures for a use accessory to the <br />pnncipal use are pen-alfred, but such use shall not exceed 30%' of the gross floor space of the <br />pnncipal use. There are no accessoU buildings indicated m the current proposal. <br /> <br />Utilities: The facitirv will be served by municipal sewer and water facilities. The CiU has <br />reviewed the utiliu plan and they are acceptable. <br /> <br />Setbacks: The proposed building on the subject proper../meets or exceeds the required 35-~%ot <br />front and roar yard and 20-foot side yard setback requirements.
