Code requires one off-street loading area for the first 10',000 square <br />fee*, of floor area and one additional dock/ber'j~, for each additional 2J,O00 square fee*, of floor <br />area. A minimum of two (2.) loading are~ is required and the site plan proposes three (3) docks <br />and ~wo (2) overhead dave-in doors. In accordance with City. Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submiued site plan identifies a rock face block <br />enclosure on the rear wall of the building, with a lockable cedar wood gate. "lnis complies with <br />City. Code requirements. <br /> <br />Off-Street Parking - Spaces Required: CiK.~ Code requires 1 parMng space per 300 square feet <br />of office space. The Code does not establish a minimum parking requ/remenr for warehouse <br />space, so for purposes of th/s review the indus,-iai requirement of 1 space per 1,000 square feet <br />will be applied. The building is proposed to have 6,015 square feet of office space and 23,577 <br />s~uar= feet of wareixouse s'oace. TNs equates to a requirement for a minimum of 45 parking <br />spaces; the site plan identifies 42 parking spaces. T'he discrepancy is a result of the proposal to <br />provide I parking space for each 1,200 square feet of warehouse space. It is staff's opinion that 1 <br />space for each 1,200 squar~ fee', of warehouse space is sufficient and will be recommending <br />approval of the parking ptan az proposed. <br /> <br />Off Street Partdng - Design: In accordance with City, Code, all parking and maneuvering are~ <br />will be surfaced with bituminous and the perimeter of all pavement will be fir. fished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: Drainage from the sire is conveyed through overland flow and storm <br />sewer to an existing catchbasin manhole located approximately 30 feet south of the north <br />prope~y Line.
