The proposed plat consists of one sheet dated June 16, <br />2003. We offer the following comments: <br /> <br />General: Sunfish Lake Business Park 2nd Addition is a replat of Lots 1 and 4 of Sunfish Lake <br />Business Park. The business park is located east of County Road #116 and south of SUawood Drive. <br />The final plat is proposing to create two additional buildable lots, for a total of four buildable lots. The <br />purpose of the replat is to create additional 1 - 2 acre lots in the City of Ramsey to meet de.vetopment <br />requests and demand. .. <br /> <br />Zoning: The property [s currently zoned Industrial (E-1 Employment effective_August 25, 2003). <br /> <br />Lot Sizes and Dimensions: Ali four lots exceed the one-acre min_/mum lot size requirement and the <br />200-~bot lot width requirement. <br /> <br />Grading and Drainage Plan: A detailed grading -and drainage plan will be required with each site <br />plan submitted for the development of the lots. <br /> <br />Streets: All lots. will gain access via Azurite Street. <br /> <br />Drainage and Utility. Easements: Ten foot (5 foot on common property lines) drainage and utility <br />easements are included around the perimeter of each lot. Several easements will need to be vacated as a <br />part of the re-p~atting process. <br /> o <br /> <br />Park Dedication: Park Dedication wi.l.1 be addressed through the Tax Increment Financing agreemen't <br />entered into for each lot. ' <br /> <br />Sewer and Wa£er Trunk Charges: Sewer and water trunk charges Will be paid through the Tax <br />Increment Financing agreement entered into for each lot. <br /> <br /> <br />
