Commissioner Brauer stated he thinks they are on the right track. He agrees the corridor piece is <br />most important now. <br />Associate Planner Wald advised the street networks and infrastructure will be reviewed as part of <br />the Comprehensive Plan process. She stated that will include talking to Anoka County and with <br />the Park and Recreation Commission. She indicated for this rural developing area they are <br />looking at how they can tell people what they can do with their property now until that other <br />process is complete. <br />Chairperson Nixt indicated it is a catch 22. He stated they have a restrictive Comprehensive Plan <br />they are living under now, and are looking for a way to allow things to happen until they have a <br />new one. <br />Commissioner Jeffrey asked if there was a timeline for the Comprehensive Plan amendment. <br />Associate Planner Wald stated she has a schedule she will hand out. She indicated the question <br />is they need to tell the people what they can do now and need help with that. <br />Commissioner Watson asked if that was not laid out in the current Comprehensive Plan. <br />Chairperson Nixt stated that maybe they need to focus on how to control the 2 1/2 acre <br />developments. He indicated if they are going to allow it to develop they need to look at what <br />they can do with a PUD or clustering to preserve as much land as they can until they get through <br />the Comprehensive Plan process. He stated the idea is they are going to extend the MUSA line, <br />so his thought would be to allow the maximum units allowed in a cluster. <br />Jerry Salmon, 17650 Erkium NW indicated he owns 40 acres. He stated there are a lot of <br />scenarios he has been hearing about. He advised that right now he would be allowed 16 lots. He <br />stated one scenario would be that he could put 16 1/2 acre lots in one chunk, but asked what <br />happens to the rest of his 40 acres. <br />Associate Planner Wald stated they have not decided. <br />Chairperson Nixt indicated to allow someone to put 16 lots on 5 acres and leave the other 35 <br />acres as permanent open space seems like total underutilization, but right now it is too early to <br />tell what they will allow. <br />Commissioner Johnson asked if they are looking at redrawing the MUSA line. <br />Associate Planner Geisler advised it only exists in the City's process, and according to the <br />Metropolitan Council it is up to the City to decide. <br />Chairperson Nixt asked if it is still in their charter. <br />Associate Planner Wald indicated it is. <br />Planning Commission/June 3, 2004 <br />Page 16 of 18 <br />
