All of the lots meet those requirements. <br /> <br />The City has reviewed and approved the preliminary plat in <br />accordance with Article 170.038A of the City Code which states <br />that the planning commission in its review of a preliminary plat <br />shall dgtermine whether the proposed subdivision is in conformity <br />with the City Code and shall take into consideration the require- <br />ments of the community and the best use of the land. Particular <br />attention shall be given to the arrangement, location and widths <br />of streets, drainage and lot sizes and arrangements. <br /> <br />I <br />I <br />I <br /> <br />The lots which are deficient in depth are within seven feet of the <br />135 feet depth requirement and adding to the depth would shorten <br />the river lots and create a conflict with the Scenic River <br />Ordinance. <br /> <br />Since the plat had preliminary plat approval and meets the Scenic <br />River's Ordinance, we would recommend that~the City grant a variance <br />as in the case of the right-of-way widths and cul-de-sac length as <br />done in the past. <br /> <br />civil · municipal · planning · soils · land surveying <br /> <br /> <br />
