Lot 1 is approximately <br />0.01 acres less than the required one acre minimum. The other <br />two lots meet the area requirement of the City code. However, <br />Lot 2 does not meet the lot width requirement of 200 feet. <br /> <br />Based on the Anoka County Soil Surve~ each of the lots has <br />adequate Class I soils for installation of on-site wastewater <br />disposal systems. <br /> <br />Access points on County Roads No. 57 & 116 should be approved by <br />the Anoka County Highway Department. Also a variance for access <br />onto a major highway will be required for Lots 2 and 3. <br /> <br />The proposed plat did not follow the platting procedure of the <br />City code nor were soil borings or topographic data provided. <br />Therefore, variances will be required for these items. <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />civil · municipal · planning · soils · land surveying <br /> <br /> <br />
