FLINTWOOD HILLS II <br />PRELIMINARY PLANS~ED UNIT <br />DEVELOPMENT PIAN <br /> <br />OVERVIEW <br /> <br /> Flintwood Hills II is a Planned Unit Development, proposed in <br />conformance with the ordinances of the City of Ramsey (Ramsey City Code, <br />Chapter 170.014 G). <br /> <br /> As a Planned Unit Development, the Project consists of a multi- <br />plicity of land uses within a contiguous land area, to be developed over <br />a specified time frame. The Development will consist of 1 Phase. Phase <br />I - A Density of 180 Residential Units and 2 Co~-~,~ercial Sites for a total <br />of 182 Units. The Density. Per Acre would be 3.64 Units. <br /> <br /> In terms of Phasing of the Development. Phase I, would be sche- <br />duled for immediate development, to commence upon Municipal approval of <br />the Planned Unit Development Plan. It is anticipated that if Municipal <br />approval can be obtained on or before March 8, 1984, that necessary <br />grading can be completed in the spring of 1984, with sewer and water <br />available within the' Site by July 1, 1984. Construction on dwelling <br />units could begin as early as June 1984, provided the Metropolitan Sewage <br />Commission provides sewer to the site. <br /> <br /> This Project would be the First Sewer and Water Single Family, <br />Family Type Housing Project in the City of Ramsey, and we feel confident <br />that this approach to Medium Income Housing is needed in this area. The <br />Courtyard Units in PHASE I would be financed and owned by Individual Home <br />Buyers and Common Areas operated under a Home Owners Association which would <br />almost certainly guarantee well maintaned driveways and yards. <br /> <br />-1- <br /> <br /> <br />
