ARNOLD KLAR <br /> <br />1) That the applicant has properly applied for a conditional use permit as required by <br />City Ordinance. <br /> <br />Z) That the applicant appeared before the Planning and Zoning Commission for a public <br />hearing pursuant to the City Zoning Ordinance on February 7, 1984. That said public <br />hearing was properly advertised and the minutes of that public hearing are hereby <br />incorporated by reference. <br /> <br />3) That the standards for consideration are as follows: <br /> <br /> a) The property is zoned R-1 and this is not a permitted use. <br /> <br /> b) The adjoining properties are residential dwellings located on approximately one <br />acre parcels. <br /> <br /> c) There are no known similar authorized uses in the City. <br /> <br /> d) There will be no major changes in traffic flow to the area. <br /> <br /> e) Properly operated, the wood sales (no pickup) will not affect the lifestyle of <br />the neighboring residents in a rural setting. Further, it should not affect the enjoyment <br />or value of properties in the vicinity. <br /> <br />4) That the criteria for approval/disapproval are as follows: <br /> <br /> a) That the applicant's request is to operate his business, the sale of firewood, at <br />his residence located at 160Z0 Potassium Street NW, Ramsey, Minnesota 55303 and <br />to keep at his residence some firewood and his delivery trucks. <br /> <br /> b) Properly stored, the sale of firewood should not be unsightly or undesirable <br />or obnoxious in appearance and not hinder the orderly and harmonious development <br />of the City or district where herein proposed. <br /> <br /> c) Adequate water supply and sewage disposal facilities will be provided. <br /> <br /> d) The use will conform to the regulations of R-l, residential, zoning except that <br />a conditional use permit is required. <br /> <br />5) That the performance standards are as follows: <br /> <br /> a) Fire protection is provided by the City of Anoka, however, the sale of firewood <br />should not create a fire hazard. <br /> <br /> b) Electrical disturbances are not applicable. <br /> c) Vibration will not be applicable. <br /> d) Odors will not be applicable. <br /> <br />6) That the City of Ramsey reserves the right to inspect the premises if it should receive <br />complaints. <br /> <br /> 7) That the applicant has brought his request to the City Council and they directed <br /> the preparation of findings of fact in accordance with Sections 170.016D, 170.016E, <br /> and 170.016F of the Ramsey City Ordinance. <br /> <br /> <br />
