I I I I I I TO: Mayor and Councilmembers FROM: City Administrator RE: Board of Adjustment ENCL: (D4-a) Information regarding Econ Marketing's request for a variance CASE~I: REQUEST FOR A BOARD OF ADJUSTMENT VARIANCE TO PLACE A STRUCTURE IN THE REQUIRED SETBACK; CASE OF ECON MARKETING, INC.: I I I I I I I I I I I Econ Marketing, Inc. is in the process of purchasing Princess Printing, Inc., 63Z0 West Highway ~10. Along with the purchase, their proposal is to expand the structure to approximately three times the floor area that presently exists. However, the existing structure setback as well as the proposed setback for the new addition is 3Z feet and City Code requires the setback be 40 feet. There are several other structures in the area with setbacks that do not comply, and the proposed expansion will not create any more problems than already exist. Accordingly, it would be our recommendation that this variance be granted. The Building Official has briefly reviewed the plans for this development and can see no other problems except for the need of a variance for a sprinkler system. The following items are included as enclosure (D4-a) for your consideration in this matter: a) Applicant's application b) Public hearing notice c) List of properties notified d) Proposed findings of fact e) Proposed development agreement f) Building Official's letter to Econ Marketing, Inc. Council Action: Your action will be to approve/disapprove/amend the proposed findings of fact as well as approve/disapprove the request.
