Heatherwood Hills/Area of 47 and 162nd Avenue <br /> <br />This area was proposed as a planned unit development in 1989, however, due <br />to the high water table and soil conditions, structural development is difficult <br />on this parcel. The land would be developable, however, for park facilities and <br />would serve the needs of the residents in the eastern half of the City for <br />playfield area. The approximate size of this parcel should be in the area of 65- <br />80 acres. <br /> <br />Neighborhood Parks <br /> <br />Neighborhood parks are generally dedicated as a part of the platting process for <br />new subdivisions. They typically are sized and developed to address the needs <br />of the neighborhood up to approximately a quarter mile radius. The parks plan <br />does not recommend specific locations for neighborhood parks, however, a few <br />items should be noted: <br /> <br />More developed neighborhood parks are required in the urban area of the <br />City. <br /> <br />Neighborhood parks should be distributed in a balanced fashion so that <br />pedestrian crossing of heavily traveled roads is minimized. <br /> <br />3. In the multi-family, R-2U, and R-3U districts, it will be particularly <br /> important to obtain adequate parkland. <br /> <br />In the 2.5 acre and 10 acre lot size development districts, the primary <br />focus should be on linking development to developed parks with only <br />secondary emphasis on providing "neighborhood" parks. <br /> <br />Four broad areas, however, should particularly be targeted for development of <br />neighborhood parks due to the boundaries created from heavily traveled roads <br />and proximity to other developed parks. These are: <br /> <br />Residential areas south of Highway 10. <br />Residential area north of Industrial Boulevard. <br />Residential area between Co. 5 and Hwy. 47. <br />Residential area between 153rd Avenue east of State Hwy. 47. <br /> <br />Trails <br /> <br />There are segments of trails within the park system which will require <br />acquisition of rights-of-way (whether by fee simple or easement) in order to <br />connect the segments. Figure 6 illustrates a common circumstance where <br />acquisition will be required for the trail system. In addition, some acquisition <br />will be required to link one trail to another (e.g. North Forty). The City should <br />begin budgeting for this acquisition so that continuous trail corridor is available <br />for development, <br /> <br />26 <br /> <br /> <br />
