Peterson: <br /> <br />We have reviewed the above referenced preliminary plat which is <br />located in the rural service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />Soil borings were not submitted as required by Article <br />170.037B i. of the City Code. However, the so'~ls consist of <br />Hubbard coarse sand which is a Class I soil suitable for on- <br />site wastewater disposal systems. <br /> <br />No profiles or street plans were provided with the plat as <br />required by Article 170.037C c. of the City Code. However, <br />we prepared a profile of 157th Avenue at the time we <br />completed a feasibility for paving 157th Avenue. <br /> <br />With the addition of more lots and residents in the area, the <br />City may wish to conduct another public hearing on <br />blacktopping in 157th Avenue N.W. <br /> <br />The front yard setback should be 40 feet instead of 35 feet <br />as stated on the plat. <br /> <br />o <br /> <br />The preliminary plat shows a drainage easement between Lots <br />1 and 2 and a ponding easement over Outlots A which is <br />adequate.
