Since then I have added other residential <br />homes (2007, 2008 and again in 2011. All properties were built by the same builder (Semler Homes) and <br />all were built in the late 1990's. Expenses for the four have been on average $8,000.00 per year each. <br />Taxes, insurance, replacement appliances, water heaters and normal wear and tear maintenance like <br />painting, tile, windows, softeners etc. Two properties have my daughter's in them, one has an <br />employee and his family in it and the fourth house has the original owner renting. 1 live within 6 blocks <br />of these four houses and I respond when called if they have issues. <br />The point is this: unless the rental property has no mortgage (principal/interest), it is almost <br />impossible to rent with a profit. Thus safety may not be on the highest priority. If a building <br />owner is thinking they are going to make money owning a single family home with a list of expenses <br />starting with Principal/interest they will be disappointed. <br />I believe your performance based program should work to protect a renter in a single family home. I did <br />check my insurance carrier for the LLC and there is no discount on premiums for having a permitted <br />single family dwelling. <br />I honestly thought the past permits/inspections on my property were not needed. Corrective orders <br />were very few and $75.00 permit did not pay for the inspection. It was worth the documentation for <br />liability reasons. A concerted effort was made to make a safe environment for all four properties. 1 <br />think the past permitting showed I was not negligent. I cannot say that for other single family properties <br />in Ramsey. <br />Raymond T. Renner <br />
