Commissioner Bauer preferred the second proposal as he did not want an unusable two -third acre <br />lot created. <br />Chairperson Levine questioned if staff had information from a client interested in leasing this <br />space. <br />Community Development Director Gladhill stated the proposed user was a medical/office user <br />with an outpatient clinic. <br />Commissioner VanScoy asked if the entrance to the proposed site would have a private drive. <br />Community Development Director Gladhill explained the entrance was constructed by Casey's. <br />As this surrounding property developed, this would be a shared private drive. <br />Commissioner VanScoy stated he could support either plan and believed that the use was perfect <br />for the proposed site. <br />Commissioner Bauer believed the City could get more money for the lot on Sunwood than the lot <br />behind Casey's. <br />Commissioner Andrusko questioned why a medical clinic would want to be located directly <br />behind Casey's. He suggested the first view of this property be from Ramsey Boulevard NW. <br />He believed the proposed building standards were well done. <br />Community Development Director Gladhill believed that OGA was proposing an architecturally <br />pleasing building. <br />Commissioner Nosan had concerns with how the shared driveway would work between the two <br />uses. <br />Community Development Director Gladhill described how staff would calculate the number of <br />trips per day to the new property. He anticipated that stacking would not be a concern until a <br />second or third user was added to the area, as this would require the completion of Peridot Street. <br />Commissioner Andrusko believed the Commission generally supported the project but would <br />like further information regarding traffic numbers and the future impact of additional users. <br />Community Development Director Gladhill noted another option would be to rotate a one -acre <br />parcel on Sunwood. He stated he would do some traffic forecasting and model out stacking to <br />see how the site handles traffic. <br />Chairperson Levine was pleased that the City still had some nice real estate within this portion of <br />The COR. <br />Planning Commission/August 4, 2016 <br />Page 3 of 7 <br />
