THIRD AMENDMENT TO LEASE FOR PART OF COMMERCIAL <br />BUILDING LOCATED AT 6701 HIGHWAY 10 N.W., RAMSEY, MN <br />This Third Amendment is entered into by and between the City of Ramsey <br />("Lessor") and the Northwest Anoka County Community Consortium ("Lessee"), <br />and amends the Lease between the parties dated February 7, 2007, First Amendment to <br />Lease dated February 26, 2010, and the (Second) Amendment to Lease dated June 28, <br />2013. <br />Recitals <br />1. Lessee operates an educational program on the Premises located at 6701 Highway <br />10 in Ramsey (PID 34-32-25-12-0009). <br />2. Landlord also owns the adjacent parcel directly to the east, which is legally <br />described as Outlot A, Deal Industrial Park (PID 34-32-25-12-0010) ("Subject <br />Property"). <br />3. Lessee wishes to utilize a portion of the Subject Property for establishing gardens <br />to be used as part of its curriculum. <br />4. Landlord is willing to lease a portion of the Subject Property to Lessee. <br />Agreement <br />1. Recitals. The recitals set forth above are hereby incorporated into this <br />Amendment. <br />2. Term. This Third Amendment is effective upon execution by both parties and <br />shall remain in effect through November 30, 2016. <br />3. Additional Leased Area. The portion of the Subject Property leased pursuant to <br />this Third Amendment is a 20' x 40' area in the northwest corner of the Subject <br />Property ("Additional Leased Area"). The intent is to lease the rectangular area <br />located on the north end of the Subject Property adjacent to the tree line. See the <br />attached Exhibit 1. <br />4. Use. The Additional Leased Area is to be used for the purpose of establishing and <br />maintaining two raised bed gardens and a compost bin. No sheds or other <br />structures shall be constructed or set in the Additional Leased Area. Any tools and <br />materials not stored within the garden beds or compost bin shall be stored within <br />the Premises. <br />
