Associate Planner Wald suggested with clustering they could ask the developer during Phase I to <br />plat future streets. <br /> <br />Commissioner Johnson stated if they are going to preserve the Town Center they have to keep <br />most commercial in the Town Center. <br /> <br />Commissioner Watson agreed, noting the reason for the Town Center was to preserve the rural <br />areas. <br /> <br />Commissioner Johnson indicated they need some way to make sure they will get the land that <br />makes sense. He asked if the Park and Recreation Commission are looking at this also. <br /> <br />Associate Planner Geisler stated they are not at this time. <br /> <br />Commissioner Johnson stated they are talking about open space and trails, and he thinks that <br />Commission should look at it. <br /> <br />Commissioner Johnson suggested that maybe they could have space dedicated to the city without <br />designating how that space is used. <br /> <br />Chairperson Nixt asked if Staff was more concerned on the direction for 2 ½ acre parcels, or for <br />the rural developing area as a whole. <br /> <br />Associate Planner Geisler indicated the whole area was their concern, but the focus for now is on <br />the Rural Developing Area. <br /> <br />Associate Planner Wald stated they do not want to see a five acre parcel divided into two 2 1/2 <br />acre parcels at this point either. <br /> <br />Associate Planner Geisler indicated they want to come up with something that can be done now <br />with the land while allowing some development in the future. <br /> <br />Commissioner Van Scoy indicated the problem is they receive concept platting, but it is only <br />concept, and there is no coordination between parcels. He stated the question is how you <br />coordinate between those owners. <br /> <br />Commissioner Johnson stated it will take serious participation with staff. <br /> <br />Associate Planner Wald advised they do require some of that now. Staff makes them hook up <br />roads and see where things make sense, but they need to make it more binding. <br /> <br />Commissioner Johnson agreed, noting they do it on an ad hoc basis now, but need to look at a <br />bigger picture and make sure we are pursuing the necessary corridors. <br /> <br />Planning Commission/June 3, 2004 <br /> Page 15 of 18 <br /> <br /> <br />
