CASE #: <br /> <br /> REQUEST FOR FINAL PLAT APPROVAL FOR <br /> TOWN CENTER GARDENS 2na ADDITION, <br />CASE OF BRIGHTKEYS DEVELOPMENT CORPORATION <br />By: Patrick Trudgeon, AICP <br /> Assistant Community Development Director <br /> <br />Background: <br /> <br />Brightkeys Development Corp. has submitted a final plat for the Town Center Gardens 2nd <br />Addition, a townhome development. The property is generally located in the northwest comer of <br />County Road 56 (Ramsey Blvd.) and County Road 116 (Industry Blvd.). On October 14, 2003, <br />the City Council approved the first phase of the development which consisted of 108 townhomes. <br />Town Center Gardens 2na Addition contains 40 townhome units. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final Plat Submittal dated June 4, 2004 <br />City Staff Review Letter dated July 9, 2004 <br />Proposed Development Agreement <br />Final Plat Resolution <br /> <br />Notification: <br /> <br />State statute requires do not require notification at the final plat stage. A public hearings was <br />held by the Planning Commission at the preliminary plat stage. <br /> <br />Observations: <br /> <br />Brightkeys is proposing to develop 40 townhome units in their second phase. The units will be <br />located in five 8-unit buildings. The units will be "back-to-back" townhome as contrasted with <br />the "rowhouse" style approved in the first phase of the development. Landscaping will be <br />provided around the buildings as approved as part of the site plan approved in 2003. It should be <br />noted that the approved preliminary plat showed 48 townhome units would be part of the second <br />phase. Brightkeys has decided to remove one eight-unit building on the eastern side of the <br />property in order to create a new road that will serve the land to the north. Brightkeys has <br />submitted a sketch plan the shows the development of the rest of the parcel with different styles <br />of attached housing. The Planning Commission will be reviewing the sketch plan at their August <br />5, 2004 meeting. <br /> <br />The applicant has submitted grading, drainage, and utility plans. City Staff is still reviewing the <br />documents and will be issuing a separate review letter in regards to the plans. <br /> <br /> <br />
