on this lot is 1% or greater will require certificates of grading; and (d) boulevard sod and <br />landscape tree, or escrow for same, have been provided. <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />15. Land and Cash Contribution. The Plat is located in the Greenland Hills Recreation <br /> District. Park dedication requirements shall be satisfied by a cash payment. Park Dedication <br /> fees are $2,200.00 per residential unit. A payment in the amount of Eighty Eight Thousand <br /> Dollars ($88,000.00) is due to satisfy park dedication requirements for the Plat. (40 x <br /> $2200.00). This payment shall be made to the City prior to the release of the Final Plat for <br /> recording. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />16. Trail Development Fees. The City Council has enacted a trail development fee in the <br /> amount of Four Hundred Seventy Five Dollars and no cents r($475.00) per unit. Therefore, a <br /> payment in the amount of Nineteen Thousand Dollars and no cents ($1%000.00) (40 lots x <br /> $475/1o0 shall be paid to the CITY prior to releasing the Plat for recording. <br /> <br />17. Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with <br /> CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in locations <br /> prescribed by the CITY, with grades not to exceed 5%. The costs associated with sidewalk <br /> construction are not eligible as a credit towards the Trail Development Fees and/or Park <br /> Dedication requirements due on the Plat. <br /> <br />18. Tree, Shrub and Sod Planting Plan. The addition of trees, shrubs and sod to the Plat shall <br /> be in accordance with the approved Landscape Plan referenced in the Site Plan Development <br /> Permit. The DEVELOPER is required to submit a Plan for CITY approval that identifies <br /> existing tree growth within the Plat that will be protected during construction. The trees to <br /> be protected must be identified on the grading plan, and the plan must require the installation <br /> of 'tree save fences' prior to land clearing or grading. In addition, the requirement for this <br /> Plan shall be fulfilled by the DEVELOPER as follows: <br /> <br />Minimizing the impact of construction on trees in accordance with Minnesota <br />Extension Service publication "Protecting Trees From Construction Damage" <br />(Publication #NR-FO-6135-S). <br /> <br />19. Tree Disease Prevention and Disposal.
