REQUEST FOR SITE PLAN REVIEW; <br />CASE OF HERMANSON HOMES <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Hermanson Homes is proposing to construct a 10,000-square foot multi-tenant office building on <br />the property located on the southeast corner of Armstrong Blvd. and Riverdale Dr. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />g) <br />h) <br /> <br />Site location map <br />Site plan <br />Landscaping plan <br />Grading plan <br />Building elevations <br />Planning Commission meeting minutes dated May 6, 2004 <br />City Staff review letter dated April 30, 2004, revised July 7, 2004 <br />Draft development permit <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing, however, notice of the site plan was sent to property <br />owners within 350 feet of the site, due to its adjacency to a residential area. <br /> <br />Observations: <br /> <br />The proposed office building is located in the B-2 Highway Business District and is listed as a <br />permitted use in that district. The subject property is approximately 1.35 acres and has a total lot <br />coverage of 18% (35% is the maximum in the B-2 District). The proposed building meets the <br />required setbacks in this zoning district. <br /> <br />The revised landscaping plan will be acceptable with the addition of 8 shrubs to the bufferyard <br />adjacent to the residential property to the south. The Planning Commission recommended the <br />applicant construct a 6-foot privacy fence along the south property line, similar to the one <br />Pleasureland RV was asked to install. There is one lot between the subject property and <br />Pleasureland's site to the east; there will be a gap in the fence in the lot directly to the east, until <br />that lot develops. The applicant is agreeable to installing this fence. <br /> <br />The building elevations have been revised to show a combination of brick and masonry block, <br />which meets City Code. The grading and drainage plan is generally acceptable. City sewer and <br />water will be constructed through the Town Center site this summer, across Highway 10 to the <br />intersection of Highway 10 and Armstrong Blvd., about 400 feet from the Site. Staff anticipates <br />that services will be at this intersection in October 2004. The proposed development will be <br />required to hook up to City services. <br /> <br /> <br />
