CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />HERMANSON HOMES, INC <br /> <br />On July 13, 2004, Site Plan approval was granted by the City of Ramsey ("City") to Hermanson Homes, Inc. <br />("Permittee"), whose address is 320 S. Garfield, Cambridge MN 55008, to construct a 10,080-square~foot multi- <br />tenant office building ("Structure") on part of the property which is legally described as follows: <br /> <br />Lot 1, Block 5, Alpaca Estates <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.08 of the City Code. The conditions of this approval are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and. certified by a registered engineer or architect. <br /> <br />o <br /> <br />STATE BUILDING CODE COMPLIANCE. The. structure shall be constructed in accordance with the <br />requirements of the State Building Code. <br /> <br />4 <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the Site Plan <br />submittal prepared by Swenson Land Survey Company, dated March 29. 2004, revised June 15, 2004, <br />revised. <br /> <br />REQUIRED IMPROVEMENTS. The Permit-tee shall construct and install the following site <br />improvements on the Site in accordance with }he specifications and location as shown on the Site Plan. The <br />Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the Grading and Drainage Plan prepared by Swenson Land Survey <br /> Company dated March 29, 2003, revised May 6, 2004, revised May 19, 2004, and City Staff review letter <br /> dated April 30, 2004, revised July 7, 2004. <br /> b. Installation of concrete and bituminous driveways'and parking 10t. <br /> c. Installation of storm sewer and appurtenances. Including a driveway culvert at 14331Armstrong to insure <br /> drainage to the river. <br />d. Installation of B-6/12 continuous concrete, curbing around the perimeter of all concrete and/or <br /> bituminous sm%ces. <br />e. Installation of sanitary utilities to the property line and the extension of a forcemain to the city sanitary <br /> sewer which will be extended to the south east corner of the intersection of Highway 10 and Armstrong <br /> Blvd. <br /> f: Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. <br />g. Installation of additional landscaping materials in accordance with the Landscape Plan prepared by <br /> Northland Landscaping & Nm'sery, dated May 12, 2004, and City Staff review letter dated April 30, <br /> 2004, revised July 7, 2004. <br /> ("Required hnprovements)". <br /> <br />o <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall <br />be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Lighting shall be installed on the site in accordance with the specifications and locations as <br />shown on the Lighting Plan and attachments prepared by Reliance Electric Contractors, dated lVlay 20, 2004, <br />revised. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces of the same material as listed on <br />the Building Elevations prepared by Jeff Johnson, dated May 12, 2004. <br /> <br /> <br />
