Ryan Construction, lac.
1100 Mendota Heights Road
Mendota Heights, MN 55120

Re: Site Plan - Rotary Systems

Dear Mr. Dollerschell:

We are in receipt of a Site Plan, Landscape Plan, and Building Elevations prepared by Lampert
Architects dated June 8, 2004; and a Grading, Drainage, Erosion Control and Utility Plan
prepared by Plowe Engineering dated June 8, 2004. We of£er the following comments:

General: The site plan is proposing to develop a multi-tenant office/warehouse on Lot 2, Block
1, Sunfish Business Park Second Addition.

Zoning: The site is currently zoned E-1 Employment; office and warehouse activities are
allowed in this district.

Lot Coverage: The site plan proposes to construct a 30,240 square foot building. The subject
property is 92,651 square feet in size. The lot coverage equates to 32.6%, wkich does not exceed
the City's maximum lot coverage of 45%.

Accessory Use: Commercial or business buildings and structures for a use accessory to the
principal use are permitted, but such use shall not exceed 30% of the gross floor space of the
principal use. There are no accessory buildings indicated in the current proposal.

Utilities: The facility will be served by municipal sewer and water facilities. The City has
reviewed the utility plan and they are acceptable.

Setbacks: The proposed building on the subject property meets or exceeds the required 35-foot
l"ront and rear yard and 204hot side yard setback requirements. City Code requires a 20 foot
wide green space area actjacent to all public 'roads, which is indicated on' the site plan as the
parking lot setback.
