We offer the following comments: <br /> <br />General Site Information: The site is legally described as O~_ttlot I, Ramsey Town Center, and <br />is generally located east of Armstrong Blvd. N.W. and south of Sunwood Drive. This outlot will <br />have to be rep[atted into a buildable lot and block to facilitate the development proposal. <br />Accordingly, the City has received a proposed subdivision plan (Ramsey Town Center 3~d <br />Addition) to replat the property into2 buildable lots and i outlot for a Ramsey Town Center <br />entrance feature at the corner of Axa'nstrong Blvd. N.W. and Sunwood Drive N.W.. <br /> <br />General Proposal Infi)rmation: The site plan for Lot 1 is proposing to develop a 54,000 square- <br />foot grocery store with pharmacy, fuel amenity and a car wash. Plans indicate that the grocery <br />store may be increased to 63,000 square feet in the future. This phase of the development also <br />includes a second retail building in the northeast corner of Lot 1. A portion of this 18,000 square <br />fi>or structure is proposed to house a liquor store. The site plan review of this building will be <br />processed separate fi'om the grocery store. The site plan also indicates future plans to construct <br />two additional buildings on Lot l. C~ty Code Section 9.11.0l, Sub& 1, states that there shall aot <br />be more than one main building on a lot. Tl~ree alternatives fbr consideration are: plat separate <br />lots fo~' each building proposed on Lot 1; apply for a variance to develop the lot with more than <br />one main building; amend the Town Center perJ:'ormance standards to provide for multiple <br />buildings on a lot.
