The intent of the glazing <br />requirement is to enhance the walking experience along the sidewalk streetscapes by promoting <br />building designs that provide the ability to window shop. In the TC-2 District, the large scale <br />retail uses are encouraged to locate adjacent to the railroad and away from the sidewalks. <br />Grocery, pharmacy and thel amenities are destination shopping with a purpose and do not lend <br />themselves to browsing or window shopping. For these reasons, City Staff' finds the reduced <br />amount of' glass openings on the structure acceptable,' There is also the option to demonstrate <br />great design through other means. The total amount of brick or comparable alternatives is <br />suggested at 50% of the non-glazed area; the grocery store shows 72% of the non-glazed area is <br />brick or a comparable alternative. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Monday, July 12, 2004 at Ramsey <br />Fire Station, [5050 )d'mstrong Blvd., to review the proposed site plan.
